We were selected as main contractor for the Silverbrook development located at Arden Road, Tullamore, Co. Offaly.
Consisting of three and four-bedroom homes over several phases, we chose astandard strip foundation for phases 1-3. In phase 3, we completed 22 bases in 12 months.

Looking to maximise on-site efficiencies and reduce operational costs, we switched to the KORE Insulated Foundation System on Phases 4 & 5. In phase 4, we completed 50 bases in 15 months. By using the system, we can now build 25% more homes every year while saving up to €40,000 per month on our operational costs.

The development is comprised of five phases, with phase four and five using KORE’s Insulated Foundation System consisting of 98 units total.

Carroll O’Keefe Ltd chose KORE’s Insulated Foundation System on this timber frame development for many reasons, including:

  • Increased efficiency & speed on site, reduced construction time from three week to two weeks, resulting in 25% more houses built per year
  • Cost savings on site- €10,000 per week saved on operational costs on site, with further savings on reducing concrete needed by 40%
  • Exceeds Part L 2022 Building Regulations, achieving a u-value of 0.10W/m2k
  • Worked perfectly with the current groundworks, fully engineered and NSAI certified

The seamless integration of KORE’s Insulated Foundation System on-site on phase 4 & 5 ensured speedy delivery of low energy, high-performing homes, increasing productivity and availability of essential housing in Ireland.

KORE’s EPS is also water-resistant, perfect for working in any weather, easily installed in damp conditions without the need to worry about mould growth, water absorption, or rot. 

The KORE technical department provided in depth training both on site and online for any person who will be working with the foundation system. Once initial training was completed and the first number of foundations were installed, KORE’s sales and technical teams visited the site for quality assurance checks, and to ensure compliance with the NSAI certificate. The process of installation was easily repeatable, and each base was specifically engineered for both the ground conditions and the build, however the technical team were always on hand if any challenges arose.
