About the Project

We were selected as main contractor for the Silverbrook development located at Arden Road, Tullamore,
Co. Offaly. Consisting of three and four-bedroom homes over several phases, we chose astandard strip foundation for phases 1-3. In phase 3, we completed 22 bases in 12 months. Looking to maximise on-site efficiencies and reduce operational costs, we switched to the KORE Insulated Foundation System on Phases 4 & 5. In phase 4, we completed 50 bases in 15 months. By using the system, we can now build 25% more homes every year while saving up to €40,000 per month on our operational costs.

Benefits of the KORE Insulated Foundation System

The KORE Insulated Foundation System offers a number of benefits off-site, on-site and for its overall thermal performance.


  • The foundation allows for a regular and organised system with defined start and end dates, planning houses in batches rather than individual bases
  • The system provides operational cost savings of up to €10,000 each week, making us more competitive when tendering for work
  • The system is fully engineered by a certified structural engineer, making it less prone to engineering errors while giving us the confidence of an NSAI-certified system
  • The system is manufactured off-site and delivered ready to install


  • Eliminated blockwork and block layers in the substructure, reducing the number of traders from four to three
  • Eliminated teleporter overhead cost while attending block layers, and a 16-tonne digger and roller rolled out the ballast for an infinite number of bases
  • Reduce the concrete requirement by 40% and the number of concrete pours to one
  • Reduced the installation time from three weeks to two, while allowing us to install foundations in batches. We can now built 25% more homes each year with an easily repeatable process
  • Reduced our on-site waste by two-thirds along with numerous health and safety concerns


  • Virtually eliminated the wall-to-floor cold bridge
  • Provided U-values of 0.10W/m2K in the ground floor
  • Easily exceeded the requirements of Part L
