Creating ‘A-Rated’ Homes with KORE Fill & KORE Floor

Blueprint Construction is a high-quality builder headquarted in Midleton, Co. Cork. Having a longstanding relationship with KORE’s area sales manager, Leon Creamer, Blueprint Construction was looking for a floor and wall insulation system that offered ease of use on-site while providing low U-values in a high-performance product. They chose KORE Expanded Polystyrene, namely KORE Fill Bonded Bead Cavity Wall Insulation and KORE Floor Insulation for several reasons.

Dromdiah Park, located in Killeagh, Co. Cork, is Blueprint’s latest new build development. The estate consists of 92 terraced and semi-detached units. Offering a variety of two, three- and four-bedrooms floorplans, all properties will be ‘A-rated’ and fitted with high efficiency air to water heating systems.

Homeowners will live within minutes of a variety of amenities, including the planned greenway for Midleton and Youghal, the Youghal Heritage Trail and the Ballycotton Cliff Walk. The estate is situated only 20 minutes from the water.

Meeting Building Regulations with KORE Fill & KORE Floor

For high energy efficiency and comfort, Blueprint Construction chose underfloor heating on the ground floor, paired with 160mm KORE Floor EPS70 Silver, achieving a U-value of 0.15W/m2K, meeting Ireland’s Part L Building Regulations.

For the external walls of the home, a cavity wall construction was chosen, along with 170mm KORE Fill Diamond, achieving a U-value of 0.18W/m2K.

The homes were also constructed with 400mm attic insulation, air-to-water heat pumps and Munster Joinery ‘Future Proof’ windows & doors. All homes have or will easily achieve an A-rating upon completion.

Looking at Insulation as a Whole-Home Approach

Blueprint Construction finds dealing with one system much easier than having to piece together insulation from different suppliers. KORE Fill is provided through the KORE Approved Contractor Network, offering NSAI and SEAI registered installers who are extremely knowledgeable and experienced with the KORE Fill product.

The system is installed by drilling a pattern in the exterior of the cavity from inside the home for new build construction. By using an NSAI-approved drilling pattern, the system completely fills the cavity with a combination of KORE Fill Diamond bead and KORE Fill Glue. Together, the EPS bead and the bonding agent form an insulating mass that lasts the lifetime of the building with no maintenance. The U-values that can be achieved with KORE Fill is only limited by the width of the cavity. In this project, the builder was able to meet Part L building regulations with 170mm of KORE Fill Diamond.

For floor insulation, Blueprint chose cost-optimal and high-performance EPS70 Silver, the graphite-enhanced version of KORE’s floor insulation product. 160mm easily achieved the Part L Building Regulations of 0.15W/m2k when combined with an underfloor heating system. The EPS boards are delivered to site to the exact specifications required and can be easily cut by hand with no specialised tools or safety equipment. KORE Floor lasts the lifetime of the building with no degradation of performance and is not susceptible to off-gassing.

Even better, KORE Fill is delivered to site by the specialized installer. This means Blueprint only paid for the exact amount of product required to fill the wall cavity, with any leftover contained to the delivery truck and removed from site, reducing waste and associated costs. The material remaining with the installer can then be used on a different jobsite.

Bonded Bead Installed by a KORE Approved Installer

KORE Fill Cavity Wall Insulation can only be installed by an approved contractor. For the Dromdiah Park development, Blueprint chose Solastech Insulation, a KORE, SEAI and NSAI approved installer. Since the product is handled by an expert contractor, the material and the required equipment is kept off-site, arriving only when the product is ready to be installed.
